Automate cash flow models

ModelTree can read property, accounting, budget, assumptions, ESG, or any other data that cash flow models need, from your or your partner company’s source systems, on a scheduled timeline (for example monthly). Integration can be based on API or file export-import.

You can get reports and cash flow models out from ModelTree to Excel, Word or Pdf format. ModelTree can send its data and calculation results, including cash flow model data, outwards to your target system.

Additional services on ModelTree subscription

The base license contains: Portfolio management, valuation and reporting modules. Additional services can be added to your subscription, based on your needs.

Integrations in & out

ModelTree can continuously read data from your source systems like property management, accounting or ESG, for example. ModelTree can continuously send data outwards to 3rd party systems. This can be your own system or a market data collecting agency companies like KTI.

Market Insights

When you want real estate market data directly to your ModelTree, from trusted data vendors, just subscribe to ModelTree Market Insights – service and select which vendors and market segments you want to subscribe to. You get market data like rents, occupancy rates, transaction yields and more.

Authentication

Experience seamless access to our platform with the feature that allows sign-in with company's own SSO through Azure AD. This integration simplifies user authentication, enhances security, and provides a unified login experience for your team.

Data collection out

Export data to external systems and market data agencies, such as KTI. This ensures seamless data sharing, allowing your information to be used efficiently by third-party systems or your own internal applications.

External valuation in

ModelTree integrates with various external valuation systems, enabling you to import comprehensive valuation data. This allows for detailed analysis, reporting, and enhanced decision-making based on up-to-date market insights.

Dedicated consultant (Analyst)

When you need constant improvement of your ModelTree cash flow models, reports or other configurations, we can dedicate real estate business consultant/analyst from our business team, to work certain amount of hours each week towards your ModelTree setup.

Test environment

A secure and isolated test environment where you can experiment with new models, features, and integrations. This ensures that your live data remains unaffected, allowing for safe and effective development and testing.

Onboarding process

1. Technical setup (required)

Work by us: Create ModelTree cloud database, licenses for users, backup process and configure security settings
Required from you: IT person

After the technical setup, you can log in and use ModelTree application safely.

2. Basic business configurations

Work by us: Configure ModelTree dropdown lists, add new custom input and output fields to objects
Required from you: Analyst person, to advise what kind dropdown items and fields to use in ModelTree

Note: You can alternatively choose to use ModelTree’s standard dropdown lists and fields, in which case this part can be skipped.

After the basic business configuration setup, you enter data to ModelTree the way you want.

3. Cash flow model configurations

Work by us: Configure ModelTree cash flow models for assets, companies, loans and/or derivatives, based on your needs
Required from you: Analyst person, to advise what kind of cash flow models needed

Note: You can alternatively choose to use ModelTree’s standard existing cash flow models, in which case this part can be skipped.

After the cash flow model configuration setup, you can generate cash flow models, run calculations and analytics.

4. Data dump

Work by us: Dump your existing property, accounting or other data to ModelTree database (from Excel of CSV files)
Required from you: Analyst, controller or such person, to explain what data should be dumped

Note: You can choose to skip this part, in which case you start ModelTree usage with no starting data.

After the data dump, you have starting data in ModelTree and in its cash flow models.

5. Integration configurations

Work by us: Configure ModelTree to integrate to your source system(s), to import the needed data on a frequent basis
Required from you: IT, to explain how ModelTree can access source system data

Note: You can choose to skip this part, in which case you can import new data to ModelTree on your own with ModelTree’s built-in import tools.

After the integration configurations, your ModelTree can import data frequently from your source systems.

6. Report configurations

Work by us: Configure ModelTree reports to your custom logic and layout
Required from you: Analyst person, to advise what kind of reports needed

After the report configuration setup, you can generate your custom reports in ModelTree.

7. User training

Work by us: Organize a user training session for your end users
Required from you: End user participation to the session

After the user training, you will be fully equipped to get maximum value out of the ModelTree platform.
